Don't let it get you down. The realator will ask you to drop contingencies, that is a sure way to lose a lot of money............been there done that! Be patient, the next haouse will be even better.
There is NO housing shortage in western NY, more people flee this area every day.........

The only way You can lose money by dropping a contingency is to be owning 2 houses at one time and paying 2 mortgages. I don'tknow Your financial situation but You may consider lowering Your house price, hurts a bit but in the longrun pays back dividends in peace of mind and happiness when You get the house You want.

Thanks Benny. It is a big relief. We went into this bid without a contingency. It is really the only way to lock up the purchase of the house. Ranches in Wheatfield are going in under 2 weeks. It's in a really nice neighborhood, big yard, 2 car attached garage, great for the kids to grow up in, really good school, etc..

I'm going to try everything in my power to keep my Cutlass. I may not drive it as much if I do end up keeping her, we shall see. We probably won't move until May. It all depends on how fast we sell our house in NT.. Man, I have a heck of a moving crew started. You and Brian have offered. I do appreciate the offer.

My Son lives on Sy. One good thing I have seen in Wheatfield is the taxes haven't gone up much in the 8 years He has been there. Unfortunately the taxes in Pendleton, have gone up dramaticly. I think You made a good choice and Hope everything goes well. Keep the olds if possible, you'll only regret/think about it every day you are in that house and it could make for some unhappy moments. Get a little extra on the mortgage or a second job, you'll be happier in the long run. Sermon is over.

I also second not sell it, you never find another at that price in that condition.
